Abstract

The real estate market, specific, complicated, highly heterogeneous, is still not fully researched
and causes a lot of problems for its researches. The key question is: what is it that hampers our market analysis? Carried out literature studies made it possible to identify research and knowledge gaps and touch the real estate market factors, or rather its anti-factors, which confirm the assumption that the real estate market is in fact a negation of the ideal market. This, in turn, forces us to seek other ways of its analysis, different than the ones currently used, in particular to apply a holistic approach.
